How do I start investing in real estate without much money?

I'm 24, I graduated from college last year. I work as a contractor at this time with some guys. I really want to be a real estate investor. I start with small rental properties, but all the money my wife and I do quite pay the bills and we have no more. Besides, you never know how much I will do each week, because the work is unpredictable, so I know quite a conventional loan is out of the picture. Any advice for someone?

Patience and perseverance. BUILD your credit, save for a down payment. You need to 3.5-5% less for most purchases. 0% down are a very bad idea and it is gone now. If you buy investment property as is requires much more down payment and pay a higher rate. So start with a twoflat you will live in, build equity and buy another property later.
