Real Estate is a successful investment. When non-traditional and creative ideas are used to sell and buy properties, it is called creative real estate investment. The typical way is to buy a house with cash, but a middle class American can not afford the full payment, or investors can buy property in some such high costs money to complete. Here we will discuss some of the creative and innovative ways to invest prudently and efficiently in real estate.
1. Seller Finance
Seller financing is a true inversion technique unusual properties. In this method, the seller becomes the lender and therefore the buyer is not entitled to pay the full amount. A certain portion is paid to the buyer. Thus, the seller acts as a bank. The agreement on this investment will be governed as the fees that the buyer has to pay. Also be regulated if the sole or principle payment is a fixed or variable interest thereof. Another method is seller financing where the buyer has to pay the loan seller.
2. Option
One option is an agreement between buyer and seller and is an effective tool of the investment property with little money. One option is really the right the buyer to purchase the property at some predetermined future time, the price fixing now. The buyer is entitled to pay the premium for the option seller for the while having the option. When it comes time to purchase the property, the buyer has the right to withdraw without having to purchase and sell the option to someone else. Weather to the agreement may vary according to the rules.
3. Lease option
This consists of a lease (lease) and an option. The lease is a lease between the landlord and the tenant potential. The lease payment is usually slightly higher than the normal car lease payment of property, but allows the state to reap the benefits as if you were the owner of the house.
4. Short Sale
Short selling is also called foreclosure. When the owner has not paid the mortgage for some months the property becomes the default. The lender then files the notice of default as a public document. The owner then contracts to sell property with the bottom to the mortgage goes to the lender.
5. The bulk purchase of properties
This is a very useful method of Creative real estate investment, especially when it has a certain amount to be invested. As the title suggests, refers to the purchase of properties in bulk (large quantities). This allows you to get them at reasonably low interest rates than usual. Two options can be considered later. Firstly it is selling just about anything with a small profit or markup. This is called wholesaling. The other is to sell the property into smaller portions and therefore marked increase greatly.
6. Hard Money Lenders
Hard money lenders are very helpful, especially when the investor has no income or high score credit. These hard money lenders are ready to fund projects that are unique and for which other sources of finance are not available. These lenders also does not charge in advance.
