Help wholesale real estate investment. How do I start?

I want to go to the investment property. I attended a meeting on 3 training days and learned a lot from him, though I have a lot to read. I've decided I want to start with real estate wholesale, then it instead go to flip later, once I have raised enough capital. I need some advice and activity to step on how to do. Can anyone help me or guide me in the right direction? I would prefer a mentor (someone to guide me through my opening hand). I will pay him / her and / or split the gains.

As a Realtor, we recommend that you contact an agent in your area. Despite what people think an agent can help you find real estate investment. An agent can guide you along and help with the process for a lot less to pay someone for a manual. We have access to the MLS which means that thousands of properties, including Forclosures, REO and estates. At least speak with an agent before deciding to go it alone.
