Who's winning right now in real estate?

I'm trying to stay there, but it seems that everyone is so tight. Banks are going to sit on the bench. I'm going to buy but I feel that every time I walk into a property that the bank will close the door and say come back next year. I know that now is the time to buy. Banks make it difficult to flip, keep or make any head way. What is the secret of some of large? If you can not collect from a property to move to the next, how can we continue to invest? Well, I have some money that I'm working and the fate of find a local private lender. I'm just trying to charge a little for the refinancing. So now I'm below 70% LTV, with good cash flow. I want to wait 2 years or more.

The winners in the real estate investment at this time are the real long-term owners of rental properties. A house or condominium is not really an investment property, changing homes is similar to a pyramid need a fool increasing to make money. Cash is king, and this also means equity, people think that you should have cats to their properties with mortgages to get the capital to reinvest But the real rich know that's bullshit in the long term. He could have kept out two mortgages on small apartment buildings that I have and keep buying property with low-low but I just paid by mortgages over 17 years, one is free and clear, and the other is probably not even 50% LTV and have nothing to worry about. hell I want my tenants to move so the rent is raised every year, low rent control to dump the car, even more pathetic than 3 or 4 percent permitted in the City of Los Angeles if they move. So while the market is to fill the tank, the rental income covers all my expenses and now add on because I a lot of equity. I have equity do not go throwing my money around chasing some get rich quick scheme mortgaging everything I have. It was not easy to Initially, I dropped a good amount of cash to buildings in recent years, but now days the return is worth it.

A range of real estate options in Kenya to suit every type of buyer. These range from luxury beach houses that make for an excellent second home or rental villas, condos, villas and apartments.

Kenya is an economy large enough so that in addition to Nairobi, there is a dynamic real estate market in Mombasa, Lamu, Malindi and Kisumu. It is therefore likely to be spoiled for choice when looking for properties in Kenya for your dream house.

However, before signing on the dotted line, consider the tips below carefully.

1. Research in Construction

By identifying real property, such as Kenya, drive or walk around the neighborhood. There is lush and unplanned structures such as kiosks on the highway?

Are the roads paved and how many alternative routes can be used to reach the center of the city? "The neighborhood has a dynamic partnership that advances the common interests of the community?

Is it your dream home near a shopping center so you do not have to drive to the other end of town to do their weekly shopping? If you have children in school, how good are the schools in the area?

Is the house near the slums? The latter is an important consideration, because it devalues their investment and may increase the incidence of crime. Although classified as fashionable neighborhoods, for example, parts of Lavington, Loresho and neighborhoods Runda border slums as far away from them.

It may be a good idea to drive around the neighborhood at odd hours, as early in the morning, after hours of office and at night to check the flow of traffic and the general environment in the neighborhood.

Some areas in the country are more prone to power cuts and water than others. So walk in a local store and ask about these issues for you to make a decision real estate Kenya.

2. Do your due diligence on the property identified

Once you have thoroughly researched the neighborhood, it's time for the investigation of the property, both in the Ministry of Land and relevant or city council.

Perform a search in the Ministry of Lands helps you learn a few things …

First, the copy of indicating whether the person seeking to sell the property is actually the owner.

Second, states the remaining lease period if lease properties. It may be wise to buy a property with a remaining lease period of less than 20 years. However, whether to finance the purchase of the property with a mortgage, be aware that financial institutions require a lease period much longer pending.

Third, the liens on the property noted in the title. If, for example, the owner has mortgaged the property, the interest of the mortgagor will be noted in the title. As such, the transaction of property can not be finalized without the consent of the lender for what it takes to get this plan.

A search of the city or municipal council offices to help determine if all the annual fees have been paid. If there are delays, the transfer of the property can not be conducted by the Ministry of Lands as the city or municipal council will retain its all important certificate of removal.

3. Negotiate

Negotiation is another important Council to obtain value for money on the purchase of real property Kenya. Buying a house is, by all accounts, a major investment, so do not be ashamed of negotiation. Lop Try a million or half million Kenyan shillings the advertised price …

The timing is critical because even here is easier to get a discount on the evolution incomplete. The developers are willing to give substantial discounts when construction has just begin to shift a substantial down payment. Therefore, be prepared to pay substantially more than the 10 percent of the purchase price typically required to sign the sales agreement.

How much down payment will eventually have to do depends entirely on their negotiation skills to refine these in time.

4. Identify a good lender

If you will finance your purchase of a home with a mortgage, you need to research mortgage providers in Kenya for you to choose the one that best suits your needs.

Several banks, building societies and mortgage companies offer mortgages 80-100 percent. These include Housing Finance, Kenya Commercial Bank, Barclays and the Commercial Bank of Africa. In Kenya, mortgages tend to attract rather than the variable interest rates fixed, but read the fine print to make sure no hidden costs or oppressive clauses.

Obviously, before taking a mortgage, make sure you can to service its existing debt and additional information. This helps prevent the terrible risk of exclusion in the future.

5. Hire a good lawyer

Lawyers play an irreplaceable role in completing real estate transactions in Kenya so that will have to hire one.

As in all parts, Kenya has a few errant lawyers to choose your attorney carefully. If you do not know, ask your family or real estate agent to recommend a reliable.

As an additional safeguard, do not give your attorney the power because it gives you a free license to do with the property as he pleases. Therefore, you could be stripped of their investment in real estate Kenya.

Instead, set aside some money to have all documents requiring his signature courier to you. You also need to be repeated messaging. This can cost a few hundred dollars and delay the completion of the operation for weeks, but well worth punishment to protect their interests.

Mon Businge is an Ivy League-trained lawyer who lives and works in Kenya.
A casualty loss is the result of an "act of God" disaster to your property as a flood, hurricane, tornado, etc. Most owners think that if their insurance covered the damage with no deductible, have no basis for a loss in their income taxes. This is where you are wrong.

Tax deductions generally reduce your taxable income, but not to reduce their federal income taxes. For example, if you had $ 100,000 of tax deductions and federal tax rate was 35%, could reduce federal taxes by $ 35,000 if you claimed the deduction of $ 100,000. Most tax deductions, you must have cash expenses. However, some deductions of property taxes and the loss of victim can not require a cash outlay current period.

Many real estate owners and investors miss this deduction to which the federal tax code allows. Landlords have suffered losses when the current market value of their property along with your insurance benefits is not equal to the fair market value of the property before the loss facts fortuitous. In other words, if the value of the property immediately after his loss, is added to the amount of money from the insurance company paid, but not meet the value of your property prior to casualty loss, which have suffered a loss tax deductible.

A lot of costs can come involved in making the calculations for this equation. Some of the things that will help you determine if you have a deductible tax losses of victims are the costs construction, loss of income, the risk that tenants can not return after the victim, the costs of construction management, risk of construction, interest rate risk, the risk of increased operating costs, and more.

A careful evaluation after construction can prove that repairs to the building added no value to the property, and who has just returned to its pre-accident condition. In many cases a loss market value of 30-40% of property value before the victim is often experienced. This is an excellent credential for a tax deduction.

The appearance of casualty loss tax code was written by Congress in an effort to encourage investment in real estate. If you own property real property investment and have experienced loss, it would be foolish not to implement a tax deduction for casualty loss. It would be like giving money back the IRS.

The value of an average house in the UK has been decimated over the past two years and there seems no end in sight to the current crisis we are in Many persons owners, landlords, estate agents, insurance companies and realtors are all the same question, when will all this doom and gloom end?

Confidence is the key in my humble opinion. When banks and building societies do not have the confidence to lend money if the purpose of a commercial or personal loan. Many well-managed small companies have gone to the wall because they can not get the credit they need, this in turn results in people who lose their jobs.

The general public does not have the confidence to spend their hard earned money because they are panicking about the future. The public has no confidence in the banking sector and therefore hide the money under the bed, just like old times.

The Government has no confidence in senior management financial organizations and their support staff, after all, was one of the possible reasons why we are in this mess.

Until confidence returns then housing prices will continue falling. How long this will take for confidence to return? Well, I personally believe that not until the end 2010. Yes, it can seem very far, but we're in big trouble and have a brave government to take the huge step that will begin to resolve this massive crisis. What big step is that? Well, the main problem is due to the lack of credit, what is the point of rescuing the banks to the tune of millions if not then willing to lend the money? None whatsoever. The answer is for people and businesses to go directly to the government to borrow money, the government will pay the loans, etc.

How do I start investing in real estate without much money?

I'm 24, I graduated from college last year. I work as a contractor at this time with some guys. I really want to be a real estate investor. I start with small rental properties, but all the money my wife and I do quite pay the bills and we have no more. Besides, you never know how much I will do each week, because the work is unpredictable, so I know quite a conventional loan is out of the picture. Any advice for someone?

Patience and perseverance. BUILD your credit, save for a down payment. You need to 3.5-5% less for most purchases. 0% down are a very bad idea and it is gone now. If you buy investment property as is requires much more down payment and pay a higher rate. So start with a twoflat you will live in, build equity and buy another property later.

If you've been investing in real estate that you know the cost of loans can actually eat into their profits. If you are a real estate investor first may not have much cash to put on a house. The home equity loan can help solve these two problems.

When I started to buy my first real estate investment I learned that most lenders charge more for investor housing loans for owner-occupied. I do not know exactly why investors have to pay more for the same house, but they do. I decided I wanted to return home and began to calculate the cost of doing a loan from investors. Most lenders who spoke wanted to charge closing costs in the thousands and higher interest rates.

I decided there had to be a better way of financing my lid. After all, why should I pay a few thousand dollars for closing costs and the cost of a loan when I was only holding the property for a few months? Then I learned that serious real estate investors use two types of funding for their release.

I like to use my home equity line of credit to finance my pitches. The cost of doing a line of home equity are only a couple of hundred dollars at most. My credit line was free. I had to pay a dime to get my credit line facility. The interest rate is variable and is often a point above the normal rate of thirty years fixed. The beauty of the credit line is that I can buy the house for cash and not have to pay loan costs each time you buy a house. Many banks sell their REO at a lower price if it can close fast and pay cash. I made an offer in which the bank called me in the afternoon and said if I could close that night that would have seven thousand dollars of the price. If I had to get a new loan would not get the discount. Having an equity line of credit is a great way to do business fast.

The other option for fast money is a loan hard money. Money, private hard money is usually for real estate investments. Hard money lenders are charging very high interest rates, but offer quick cash for all their offerings. Hard money lenders are easy to find. Just find out where your local real estate investment club meets and go to the meeting. You will find brochures of people who are willing to lend money on today.

If you need money for real estate business, then equity line of credit housing is a good way to go. If you do not have any equity in your home then consider using a hard money lender.

What is residual income. How Do you think the company like Time Warner, Verizon, AT & T and all the other companies making a fortune doing? You will be billed each month. Residual income. To build one and keep adding to it.That 's the key.

If you are looking at home based business that will actually produce an income for you and give you residual income. Then the infinite 100 is the program for you. The program will produce Infinity100 an income through their affiliate program and then you can expand and manage their assets through its training program of the stock market.
The infinity100 system is available to all. So take action now before the word is out.

Paying 100% commission is what makes it unique and keeps members Infinity100 paying management fees. The rate of reduced entry of $ 100 can be misleading, this program may be a small program but the pay bill as a high priced software but through a subscription. When referring a new member to take a $ 100 bill. When a second person joins you being passed to your sponsor row. As you refer your third new member you earns $ 100 and the fourth is automatically passed to the line again. I know that sounds bad at first to move from a sale! But there in lies the true power of compensation of the plan because now the team that keeps players 2, plus all the new people from that time too will pass 2 sales to you. The Reverse 2 to Plan payment represents one of the most powerful forms of leverage.

Infinity 100 sells subscriptions to its library of video financial education.
