<p> You think there&#39;s great big secret when it comes to real estate that nobody wants to say? Maybe you have thought it would be great to make some money with real estate, but you know nothing about how to start? Maybe you were like me and buy all the real estate courses known to man, read every book, listened to each tape, went to every seminar, only to find themselves more confused than ever and still not know the step you need to take to start and really succeed as real estate investor. Well, let me share some of my own personal advice to you, things that I have not had in a seminar, book or tape. Things learned after he jumped into and started doing it. </p>
<p> The first advice is not as hard as you may think. Some people think they need know everything first. The fact is that you do not need to read every book and tape out there, just need to get started. I learned more once I was in the business than any book or program out there could have taught me. Its obviously useful to have a mentor who walks the walk and has been where you are looking for to go, but that the biggest obstacle is the beginning and decide to do it! </p>
<p> The second advice is that you do not need a lot of money to below to start. Many new investors use a hard money loan for its first deal. A hard money lender will lend up to 65-75% of the value after repair the finished project, using the house as collateral. After buying the house, you can then rehabilitation, refinancing and maintaining long-term flow cash, which is rich in long-term strategy of building. You can also sell or lease option at that point. You can even take the property, and then wholesale to another investor. There are many exit strategies. However, you must go to have an exit strategy in mind to avoid getting caught in a short term loan hard money that you can not leave. I always advise my clients to get pre-qualified for financing backend (even before they get the hard money lending), so sure that a loan used to jam in the face that will eat up all their benefits if they can not refinance it when the time comes. </p>
<p> Once you have the benefit of his first business, you can make an exchange of 1031, to defer taxes and of course the purchase of your next production nonprofit ownership. What a great cycle of making money! Would not you agree? </p>
<p> My suggestion third and one of the best advice I can give on investment real estate is never, never pay too much for an investment property. I like to keep my purchase price less 65% After Repair Value (ARV). Values can always check with your realtor, but I also like to double check with an appraiser values of trust, especially when you are trying to identify the ARV of a property is. Although, I would never buy a property of only the control line values, can use many services different online to check the values. My favorite is <a href="http://www.cyberhomes.com"></a> <a href="http://www.cyberhomes.com" target="_blank">www.cyberhomes.com</a> which is a free service. </p>
<p> There really is no magic secrets in investing in real estate success! Everything is in the numbers and the numbers do not lie! The fund, you buy right and you win! You buy badly and lost. It&#39;s that simple! </p>

<p> Real estate investment is generally thought to be a get rich quick method. Thus, people feel they can certainly do a lot of money to invest in real estate. This can lead to a lot of mistakes. If you are aware of the mistakes that will be easy to avoid them. First you&#39;ll try real estate investment as a real business not a hobby. </p>
<p> 1. You have to learn about the basics of this field. If you communicate with others in the field and go to the Internet, you can improve it and therefore keep abreast of the latest in the field. You should also know the rules and regulations of the State in which you are doing business and also details such as zoning issues, etc. </p>
<p> 2.Whenever any property is bought or sold, you should look at the condition property. You should also check the plumbing, heating, electricity system maintenance should also see that the house is in order, without any structural damage. </p>
<p> 2a.The the location of the house is also very important. In some areas of the house can be more coveted and more expensive than the other. You may also have to deal with zoning issues. If the house is in a residential area, then it should be zoned as residential. It could have been rezoned for commercial purposes. </p>
<p> 2b.The house should not have any liens or encumbrances. The chain of title must be in order and there should be warnings on the property. </p>
<p> 3. You must have a good team of people to help you in the process. They must be experts in the property inspection and other related issues property. They must be interviewed first to know about their qualifications and experience. You must have a realtor, an attorney and a lender. It would be nice too have a partner. Have the team of experts before taking the deal to work. You may have to pay the agent a commission. Maybe worthwhile if you get the right person that can help you and the cost does not mean much. </p>
<p> Without taking these factors into account or not spending enough money in the use of the right people, you not be able to judge the right property and therefore end up in errors. </p>
<p> 4. It will be a good idea to have a plan for long-term investments, a strategy. This will fetch you good offers to work in a team. </p>
<p> 5. It depends only on the books and friends and coworkers. Go to the Internet and acquire knowledge about your field. Stay updated. Meet people and offers through the Internet. This is a good place to advertise and also seeking agreements that you can might be interested in. </p>
<p> 6. Advertising across all media &#8211; word of mouth, through Internet, etc. so people will contact you when there is a real estate company for investing purposes. </p>
<p> 7. Keep your credit file business and personal credit separate file. This will help to obtain better conditions for the transactions. You are not personally liable for all debts of the company, in this way. You may also use opportunities. </p>

<p> The main purpose of taking any kind of investment is to acquire a final benefit. There are many ways to invest, and investment is not relegated to the concept of money alone. Investments of time, effort and intellectual Capitol are concepts that can be difficult to reduce to simple equations, but when it comes to making money in the game real estate is ultimately dollars and how many will accumulate. In terms of real estate, the four types of investment return are the flow Cash, appreciation, depreciation and tax shelter. The cash flow and recognition are the two that the actual average real novice investors are likely which focused, but you can lose if they are unable to calculate the true costs and benefits of owning investment properties. </p>
<p> If you are receiving real estate, you will hear a lot about cash flow, and this is one of the key areas of interest for longer terms investors. The flow Cash basically describes the net income of a property after the income generation all expenses have been paid. You can have a positive cash flow, negative or neutral based on rents and net operating costs. So when you purchase the rental property, potential cash flow is what really purchasing.With the four types of return on real estate investments, you can have one or two without the other, or may even be willing to sacrifice one for a short period time to ensure profitable returns in another area. The important thing about real estate investing is that you have the ability to strategize and be truly creative with how they want to grow your investment. </p>
<p> Appreciation is fairly common knowledge, as well, and may be attractive and misleading to small investors. Appreciation is basically the difference between the initial purchase price and final sale price of each piece of property. Speculation in individual real estate markets is what caused the rates of appreciation of real estate to skyrocket during the late 1990s and early 2000s, and people unreasonable to expect this trend to continue for the foreseeable future. Typical recognition usually ranges anywhere between 1 and 6 percent depending on the market where you decide invest. </p>
<p> The following two types of investment returns from real estate are not always spoken, because they are not glamorous and not so readily apparent. Of depreciation funding is jargon for the process of paying the principle loan balance. If you own or intend to buy investment property ideally want to be in a position to experience positive cash flow. When you have positive cash flow, the implication is that tenants are paying their mortgage you monthly. So the third type of performance inherent in investing in real estate is that you have depreciation occurring in which are hopefully not even having to pay. </p>
<p> The fourth type of change, and in which every smart investor wants to maximize, is the fact that real estate is an excellent tax shelter. The two benefits tax basis of any real estate investment are the ability to deduct mortgage interest deduction and depreciation of the structure. The ability to deduct interest on your mortgage is a significant tax advantage in itself, but the fact that tenants are more than likely pay for you shows how truly valuable it can be. </p>
<p> With depreciation, the Government considers that while the value of your property may increase over time, the structure located on the top of your property is in fact and degrading conduct. The government allows you to write this value structure of depreciation as a loss and deduct the amount of your annual tax return. For example, suppose you have a gross income of a particular property of $ 75,000, and subtracting $ 26,000 for expenses Operating one would think that would be left with $ 49,000 in passive income from the property. Today, when you subtract say, $ 37,000 in mortgage interest and $ 9,000 in depreciation, will keep $ 3,000 in taxable income! </p>
<p> What is truly great about the tax advantages of real estate investing is not just the individual investment to cover himself in the tax code, but can also be used to protect their investments in other tax losses. Depreciation may even be large enough to accommodate the income of the property itself and have some surplus to cover the revenue it receives from other investments. </p>

I like to invest in funds as VFINX, VWO, FAIRX, VHGEX, AEMGX, CGMFX, and ETFs as LDF, but would better for me to just keep putting $ 150-200 per week in my savings account, or on CDs and advice, despite taxes and inflation? I want to meet capital investments that can generate as well as some that would be ideal for retirement. Any advice would be appreciated. Meanwhile, I&#39;m reading everything I can in YahooFinance, MSN Money and Investopedia to educate myself. </p>

<b>education for real estate investment?</b>
<p> <i>My long term goal is to reach real estate investment. I have completed the education and</i> required to take my real property license exam next month. Do not have 6 months income saved is not feasible with school and work, living in a independent. I would like further education or the degree to be more beneficial in the long term to invest. I thought of Construction Management (associates) and from there following a construction engineer (bachelor) degree hoping the experience and knowledge will help me to turn around and start saving households to invest. My brother is taking the business route in real estate and goes to the level of management. Both want to end up eventually owning a business together and well I want my education to provide equal value to the table. Any thoughts, comments, or suggestions would be greatly appreciated. </p>
<p> Getting started in RE investment is not as difficult as it seems. You can learn a lot from reading materials online in your spare time. To start the business you need the money. I recommend a couple of very simple options: 1) Find someone in the money &quot;hard&quot; lending business. These are people who have rich investors they want a good return on investment RE. Usually, a hard money lender is paid a commission by someone who identifies himself or structure a deal. Depending the size of the operation that would make 5-10% of their total value. In a settlement of 1 million U.S. dollars that you could make $ 50-100K (before taxes). You could also work as an assistant to learn the business. 2) The second option is to get investors. This will be more difficult to do because they have no industry experience and you&#39;re still in school. However, getting a few &quot;friends and family&quot; to invest could give $ 100K or more to play. That might be enough to buy a property, make improvements, and sell at a profit. 3) The RE builders and developers are two different animals. Builders do housing money. It is hard work, slow and expensive. RE Developers often make money by subdividing the land. For example, if you buy a lot 2 acres in a neighborhood where the average lot size is 1 / 4 acre, you can subdivide his lot into 8 smaller portions and sell them off one at a time or to a builder. Going through the process with the local branch of the city is a nuisance but you can make good money on it. Hope it helps. </p>

<p> If you&#39;ve been out of the bulk REO market for a while or if you&#39;re a newcomer to the world of real estate investment interest in the idea of making a profit significant when investing in REO properties in bulk, one thing is certain: you&#39;re looking for some news about the state of the bulk REO market. If so, you&#39;ve come to the place correct &#8211; Read on for a quick update on how things look today in the exciting field of investment in real REO bulk goods. </p>
<p> As you may or may not know there was a small drop in resale values of REO properties in late 2008 to early 2009, but it seems that we may have finally hit the end of the track in terms of lower prices is concerned. Also worth looking into are the bulk REO investment in Charlotte, Orlando, and all of Central Florida, there are many executions mortgage and a large potential for profitable investment property here. </p>
